I’ve met very few home owners who want to have their home on the market for months.  Keeping your house neat and tidy all times and having to leave at a moments notice is not a chore many home owners enjoy.

That is why it is important to understand the current housing market and what it takes to sell your home for top dollar – within the shortest amount of time.  I’ve been selling homes in the Chicago area for over 15 years and during that time have sold hundreds of homes.  Over the years, I have developed a home sale strategy that works.   We consistently get our home owners more money than the average agent and in less time.

Here are 5 SECRETS TO SELLING YOUR HOME that we have discovered over the years.

#5 Spend more time getting READY to go on the market so you spend less time ON the market. 

Whether watching HGTV or scouring Pinterest, today’s buyers are savvy and they expect homes to be “show ready”.  

“Homes must be staged. Remember how important emotion is in the purchase decision. An empty home yields no emotion, but a poorly furnished home is equally bad. Potential buyers must be able to envision themselves living in the home. If the home is already furnished, a photographer and a home stylist will work to rearrange each room, creating a spectacular photo. By bringing in props and removing personal artifacts, homebuyers are not distracted, and it becomes easier to determine whether the home is suitable for them. If the home is empty, hire a good staging company. #4 – Unless you are a professional residential photographer, you should hire one to take pictures of your home.

Buyers are scouring the Internet looking at pictures to determine whether they want to make an appointment to see your home.  The first impression is essential. If homebuyers aren’t sold on the images, they see online, chances are they will move on. It can also affect their perception of a home prior to seeing it. A good photograph will have a positive emotion associated with the home.

#3 – Don’t assume that putting a sign in the yard and placing it in the MLS is going to get the job done.

To sell your home fast and at the best price, you need to expose your home to as many potential buyers as possible.  This means marketing it on every website, promoting it on social media such as Facebook, Instagram, and Twitter, creating attractive flyers, bringing it to the attention of agents that work in the area, and the list goes on and on and on!

#2 – Avoid the urge to over price your home

Overpricing a home causes the days on market to become bloated! Some sellers are more motivated to sell quickly than others. Not all are aware of how much time matters in selling a property, though. There is an ideal time frame to sell a home in, and it usually falls within the first few months that the home is on the market. Take much longer, and you risk having your listing expire – a stain that is hard to erase from a property.

You also risk the market changing on you, and not in your favor. If you price your home competitively in the first place, you are likely to sell it within a month – taking advantage of whatever the current market happens to be. However, if you take too long, the market could go south on you. Your home started off too high, so when the market turns sour, you are going to have to drop far lower than you would have initially to move the property.

One of the things that Realtors often hear from home sellers is “I can wait for a great offer.” “I am no rush.” “I have plenty of time to sell and can wait for my price.” “I can always reduce my price later.” What many sellers fail to understand is that in Real Estate time is your enemy!
