Steps:    Preparation, Advertising, Showings, Follow-up

You never know where your next buyer is coming from.   Most people show up at the door with their Realtor but how did they find the property?  Did they find it on Realtor.com, Facebook, Trulia, Zillow, Craigslist, from a postcard, from a friend, or from a youtube.com video?  We never know for sure so we want to be everywhere they might be.  And we want your property to be featured prominently in the places where buyers look the most.   So we have developed the following comprehensive home marketing plan.   And we put our money where our mouth is.  If your place does not sell, you do not pay us a dime.

Preparation

Right Price Analysis.  We will assist you with pricing your home based on a competitive market analysis. This will help you set the best price on your home so that it will sell within your time frame.

Staging.  We will assist you with preparing your home for sale.  We will survey your home to make sure it appeals to the largest group of buyers.  If necessary we will work with a professional and affordable staging company to help make your property stand out from the crowd.  The cost of the professional staging is absorbed by the seller.

Picture/Floor Plan Combination.  Our professional photographer will create a floor plan and take pictures of your home.  This floor plan/home tour will be linked to Realtor.com, ChicagoTribune.com, MLS, Zillow.com, Trulia.com, realestate.yahoo.com, homes.com, and several other real estate websites.

 

Advertising Online

Featured Homes and Showcase Listing on Realtor.com.  Realtor.com is the #1 real estate website.  We own 30% of the Featured Home zip code slots sold in Chicago.  No other agent in Chicago even comes close!  As a Featured Home on Realtor.com in Chicago, our listings get 20 to 50X the page views compared to most other agent’s listings.  As a Showcase Listing, your home will have multiple color photos, a virtual home tour, open house information, and a detailed description.

Showcase Listing on ChicagoTribune.com.  As a Showcase subscriber to the ChicagoTribune.com advertising section, our listings float to the top of any search that includes your type of property.  Your property again will have multiple photos, a link to a virtual tour, open house information and a detailed description of your home.  Because your property “floats” to the top, it is more likely to be viewed than many other listings.

Featured Advertiser on Zillow.com.  As a Featured Advertiser our listings float to the top of searches in any area.  This puts your home near the top of all the listings in the neighborhood in a particular search range. 

Trulia.com Pro.  As a Pro member, our listings are automatically featured, receive an enhanced listing page, and you will receive a weekly emailed activity report.

Listing Website Syndication.  We are a member of the ListHub network that will distribute your listing to 330 different real estate websites.

Multiple Listing Service (MLS).  We will enter your home’s information into the MLS, giving your home exposure to 30,000+ Chicagoland Realtors.  We will enhance the listing with multiple color photos and a floor plan/home tour. 

Featured Listing on www.morechicagohomes.com and www.realfriendchicago.com  All marketing of your home will be steered toward our websites so that perspective buyers can get a clear, concise description, pictures and a virtual tour of your home.

E-mail Campaign.  An electronic brochure will be sent to 6,500+ Realtors in my database as well as over 2,700 of my personal contacts.

Craigslist.  On a daily basis we post your home’s flyer and a separate mortgage information flyer to capture buyers that are not necessarily working with an agent.  Our listings stand out because they are in full color with headlines that are outside of the typical boring ones most other agents use.

 

Advertising Offline

Mail to Neighbors.  We will mail a professionally prepared “Just Listed” card to 500 of your neighbors closest to your home.  There may be someone in your community that wants to buy your home or they may know someone who does.

Sign.  If allowed, we will place one of our highly recognizable signs on your property.

Broker’s Open House.  With your permission we will hold your house open to brokers on the 1st or 2nd Tuesday after your listing appears in the MLSWe will commit to providing a prize or food so as to attract agents into your home.  Not applicable to multi-unit properties.

Public Open House.  With your permission we will hold your house open to the public on a Saturday or Sunday.  We will put signs around your neighborhood promoting the open house as well as advertising it on Realtor.com, ChicagoTribune.com, Craigslist, Trulia.com, Zillow.com, esmrealty.com, realfriendchicago.com and our other internet marketing partners.  Not applicable to multi-unit properties. 

 

 Showings

Secure Sentrilock Electronic Lockbox.  We will enable a Sentrilock lockbox on your property in order to:  make it simple and convenient for agents to show your property, maximize the number of showings, maintain a detailed audit log, and provide extra security with an encrypted sentricard and pin.  All second showings will be accompanied by an Eric Marcus Real Estate Group agent. 

Color Brochure.  We will professionally photograph your home and prepare a full color brochure to be given to all buyer prospects that view the home. 

Home Display Book.  We will prepare an informational notebook containing most things a buyer will want to know– survey, school information, utilities, homeowners association, pre-inspection information, contract, area maps, etc.  This helps give the buyer the confidence to write a contract.

 

 Follow-up

Home Feedback.  Every agent that visits your home will receive an electronic request for feedback.  We have obtained feedback from over 60% of agents that see our listings.  We will inform you of each agent’s thoughts on your home’s price, condition, etc.

Weekly Contact.  We will contact you at least weekly to give you an update on the marketing of your home and answer any questions that you have.  Of course, if you ever have concerns or questions you can call us anytime.

Home Warranty.  For 3+ bedroom condominiums and single family homes, I will provide you a free limited home warranty during the listing period that will transfer to the buyer for 12 months upon closing. 

Transaction Management.  We will manage the details of your transaction to ensure that your contract closes on time – so that you can move on time.  Over 95% of our listing contracts have closed on or before the date written on the contract.
